Permits have been filed for a nine-story mixed-use building at 3565 3rd Avenue in Morrisania, The Bronx. Located between East 168th and East 169th Streets, the through lot is also addressed as 1256 Washington Avenue. The nearest transit is the Freeman Street subway station, served by the 2 and 5 trains. Steven Westreich of Westorchard Management is listed as the owner behind the applications.
The proposed 96-foot-tall development will yield 174645 square feet, with 160,177 square feet designated for residential space and 14,468 square feet for community facility space. The building will have 286 residences, most likely rentals based on the average unit scope of 560 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 94 open parking spaces.
Charles Mallea of Glass Architecture DPC is listed as the architect of record.
Demolition permits were filed last month for the single-story structure on the site. An estimated completion date has not been announced.
