If you thought the days of piling subsidized housing up on the edges of New York City were over, you thought wrong! Earlier today, an application was filed to construct a 154-unit senior housing facility at 34-11 Beach Channel Drive in Rockaway, in one of the most remote corners of the city.
The filing calls for a seven-story building reaching 65 feet into the air, located on an empty city-owned lot where Seagirt Boulevard, Rockaway Freeway, Far Rockaway Boulevard, Beach Channel Drive, and the A train elevated structure converge, in Far Rockaway.
The 154 apartments would be spread over 134,000 square feet of residential space, for an average apartment size of around 870 square feet. The housing would start on the second floor, with 26 or 27 units per floor, except for the seventh which would have just twenty.
The apartments would be stacked above 4,500 square feet of community facility space and 4,500 square feet of retail space, both located on the ground floor.
Floral Park-based Arker Companies, which specializes in subsidized housing projects, is the developer, and received a $35 million loan from the city’s Housing Development Corporation. Aufgang Architects filed for the permit.
