In April, YIMBY revealed the Pestana Hotel planned for 338 West 39th Street, the latest commercial venture from prolific hotelier Sam Chang. Now new building applications have been filed to erect a 25-story hotel on the lot between Eighth and Ninth Avenues.
The building will reach 221 feet into the air and hold 175 rooms. They’ll be distributed across 59,244 square feet of commercial space, yielding a spacious average room of 338 square feet. The first floor will include a breakfast area, bar and patio, topped by four to eight rooms per floor. And a kitchen, storage, a gym, and space for housekeeping and staff will occupy the cellars.
Contrary to what we expected, Stephen B Jacobs Group will design the building. It will sport a tetris-like blue lattice work that extends out from the building envelope and lines up with the existing streetwall.
Sam Chang scooped up the 50-foot-wide lot for $22,500,000 in January, after snagging the property next door at 350 West 39th Street for $112 million last year. But the developer listed on the permits is Soho-based Barone Management, which has built several hotels in Brooklyn, Manhattan and Long Island City, including the Dream Hotel. They’ve partnered with Pestana Hotels, a hotel group based in Portugal.
The developers are building beyond the site’s allowed zoning, and have likely transferred air rights from the property next door.
