The Chinese community in Flushing is quickly growing beyond the borders of its little downtown and building large mixed-use buildings on the suburban edges of the Queens neighborhood. Developers looking for property have pushed east along Northern Boulevard into Murray Hill, where one builder has filed plans for a 15-story building at 35-08 146th Street.
New building applications filed this morning call for a 163-foot-tall building with a school and apartments. The project will rise on a low-slung block between 35th Avenue and Northern Boulevard, and the developer plans to raze several small homes to make way for the 66,762-square-foot building.
The school will take up 11,800 square feet of space on the first floor and a mezzanine. There will be 57 apartments, beginning on the second floor, and each story will have host five units until the 13th through 15th floors, which will have two large triplexes. They’ll be divided across 54,962 square feet of residential space, and average units will offer 964 square feet. With units this large, we’re expecting condos.
A parking garage in the cellar will include 24 spaces, and a surface parking lot will offer another 10 spots. The development will also have 31 bike storage spaces and private roof decks for the penthouse triplexes.
The developer, Flushing-based W&L Group Construction, has cobbled together a development site out of six four-family homes. Each one sits on a 27.5-foot-wide lot, but the full assemblage spans 16,250 square feet.
Over the course of last year, W&L paid a combined $10,332,000 for the six properties, which were sold individually.

Last month, another developer filed plans for an 11-story building on the next block at 141-26 Northern Boulevard, and that project will include a school, apartments and medical offices.
