A new rendering has been revealed for 93-47 Sutphin Boulevard, a proposed 27-story hotel tower in Jamaica, Queens. Designed by GF55 Partners and developed by Able Management Group, the 125,000-square-foot structure is expected to cost $54 million and will yield 225 guest rooms under the Hilton Garden Inn brand. Station Plaza Hotel LLC is listed as the owner of the project, which is bound by Sutphin Boulevard to the southwest, 94th Avenue to the southeast, and the Jamaica rail lines that serve the Long Island Rail Road to the northwest.
The new rendering above was recently posted to the construction board, previewing the tower’s main western face and southern side profile. The structure will rise on a small parcel and perpendicularly abut the neighboring Alvista Towers residential building at 147-36 94th Avenue, beginning with a three-story podium with double-height floors. After a setback, the main tower ascends uniformly with a glass curtain wall framed by white mullions on the western elevation and white paneling on the southern profile. A continuous band of windows is shown wrapping around the midpoint of the tower, breaking up the fenestration, and the building culminates in a flat parapet partially topped with a canopy.
Recent photographs below show the current inactive state of the property, which is surrounded by wooden fencing. It is currently unclear when excavation will begin.
A work permit issued on July 17, 2024 was posted on the fencing, but its expiration date of October 28 has already passed.
The below renderings are of 93-47 Sutphin Boulevard’s original design from 2014. The current iteration retains much of the former’s key characteristics in terms of massing and window layout.
Additional renderings below date back to 2015, when Able Management Group purchased the property from the Greater Jamaica Development Corp. The latter had just settled a legal dispute at that time with Robin Eshaghpour and reached a deal with the Metropolitan Transit Authority, which owned a third of the land.
Hotel amenities will include a swimming pool, a fitness center, a lobby restaurant and bar, and a rooftop bar and outdoor terrace.
The nearest subways from the development are the E, J, and Z trains at the Sutphin Boulevard-Archer Avenue-JFK Airport station to the north. Also nearby is the Jamaica station on the Long Island Rail Road and the AirTran shuttle to John F. Kennedy International Airport.
An anticipated completion date is slated for September 2026, as noted on site.

Never occurred to me what a great location this is for this type of use! Jamaica is the 3rd busiest train station in the city. It’s also at the terminal for the Archer Avenue lines (E,J,Z). Great. However, because of Airtrain, this hotel will essentially function as an on-premise hotel for JFK. A 1-seat, door-to-door ride from your terminal to the hotel.
