Light manufacturers may be leaving Gowanus, but hotel developers are slowly filling in the holes where factories and warehouses used to stand. Manufacturing zoning around most of the Gowanus Canal prevents residential development but allows commercial uses, making the neighborhood increasingly attractive to hoteliers looking to build reasonably close to Manhattan.
One of those developers, Globiwest Hospitality, has finally begun construction on its planned boutique hotel at Third Avenue and Sixth Street, where excavation kicked off last summer. The foundation and first floor were going in when YIMBY stopped by earlier this week.
The hotel at 399 Third Avenue will rise six stories and house 58 rooms, spread across 19,127 square feet. The project will include four off-street parking spaces, an exercise room and a few bike parking spots. Each floor will have 10 rooms, except for the first floor and cellar, which will house three and five rooms respectively.
Flushing-based architect Michael Kang is the architect of record.
Globiwest also developed the Hotel Le Bleu a block away at 370 4th Avenue, which they put on the chopping block for $12,000,000 last summer. They paid $1,950,000 for the 9,575-square-foot property in 2012, or about $100 per buildable square foot.
