Yet another decrepit building is being demolished, and work on 510 West 22nd Street is now plainly evident. With interior gutting underway, the shell will soon come down – and in its place, a new 10-story development by the Albanese Organization will rise.
Unlike most development surrounding The High Line, the new 510 West 22nd Street will hold office space – and lots of it, with a rent-able floor area of just under 170,000 square feet. The ground floor will be versatile, with potential use as either office, retail, or restaurant space, and the new building will be very high-quality; ceiling heights range from 9 to 16 feet, office windows can actually be opened, and the development will incorporate top-notch environmental features, earning a LEED-platinum rating.
The architects are Cook + Fox, which have a slew of new projects coming online in New York – and thankfully so, because their work is consistently superb. 510 West 22nd Street’s website, which also has renderings, has the rundown on all specifications. The design page describes the development’s aesthetics as resembling a ‘buoyant cube’ – the building does have a slight cantilever, giving The High Line some necessary breathing room.
The most impressive facet of the building’s design is the integration of 14,000 square feet of outdoor space – notably in a cut-away at the seventh floor, which helps to break up the monotony of ‘the cube’ while providing tenants with prime people-watching space. Besides the cut-out, a second-floor wrap-around terrace will offer additional views of The High Line, and the development will also feature a rooftop garden, replete with an actual greenhouse.
No date for completion has been formally announced, but with demolition now underway, construction is likely imminent – meaning the project should be complete by 2015.
