On the tree-lined corner of Graham Avenue and Meserole Street, a block south of Williamsburg Houses in East Williamsburg, one developer is planning a six-story apartment building with ground floor retail. ODA Architecture filed a new building application earlier today for the 25-unit mixed-use development at 169 Graham Avenue.
The first two floors will host 8,000 square feet of retail and a little 564-square-foot medical office. Apartments will begin on the third floor, with six to seven units per story through the sixth floor. The 25 units will be spread across 16,871 square feet of residential space, for an an average unit size of just 674 square feet.
Occupants of the rental-sized apartments will get 600 square feet of recreation space on the third floor, and one of the units on that floor will also have a private terrace. There will also be a subterranean parking garage with 13 spaces and 13 bike storage spots, which is exactly what zoning requires.
Permits list the developer as Joel Schwimmer of All Year Management, based in South Williamsburg. Schwimmer and All Year are working on several projects throughout North Brooklyn, including a seven-story hotel on White Street in East Williamsburg, a warehouse to retail conversion in North Williamsburg, and a six-story commercial building in Greenpoint.
A three-story apartment building and a neighboring vacant lot at 150 Meserole currently occupy the development site and span about 5,625 square feet. Demolition permits have already been approved, according to Brownstoner. All Year Management paid $7,500,000 for the 75-foot-wide lot in February, shelling out roughly $266 per buildable square foot.
