While Alma Realty and the Durst Organization are starting to reshape the Astoria waterfront with their megaprojects on Hallets Point and Vernon Boulevard, smaller developments have started to appear on the sleepy western edge of Astoria near Socrates Sculpture Park. Developer DK Real Estate Group has filed a new building application for a skinny eight-story, 15-unit building at 14-35 Broadway, between 14th and 21st Streets.
The new development will rise 74 feet into the air and hold 15 apartments divided across 11,215 square feet of residential space, which averages out to roughly 747 square feet per unit. Rentals seem likely, and that’s still what most developers build in Astoria, where property values have remained a bit more stable than rapidly growing Long Island City. There will be one unit on the first floor, topped by two apartments each on the second through eighth stories.
There will also be outdoor recreation space and bike parking on the first floor.
The 25-foot-wide property is currently home to a two-story, single-family home, and demolition applications were filed to knock it down in May. No deeds have hit the public records yet, but a contract of sale has been filed, showing the transfer of the property from the previous owner, who held onto the property for 40 years before selling it to DK Real Estate.
This stretch of Broadway is zoned for retail, but unfortunately none was included in this project.
The prolific Briarwood-based architect Gerald Caliendo applied for the permit.
