Revealed: New Marriott Hotel Coming to 151 Maiden Lane, Financial District

The site at 151 Maiden Lane has gone through several different designs, revealed by YIMBY over the past few years, and while we’ve posted what appears to be the final look for the site’s 51-story residential tower, its hotel component has been missing. But now, YIMBY has the first renderings of the future Marriott, designed by Peter Poon, which will actually fit in fairly nicely with its surroundings.

Richard Lou, operating under 151 Maiden LLC, is developing the site, and Pizzarotti-IBC is building the project, which will total 33 stories (345′ to roof) and 110,207 square feet, to be divided between 271 hotel rooms.

151 Maiden Lane will be glassier than typical new hotel fare, with a few ripples to add some variety to the facade. The building’s envelope will also add to the neighborhood’s urban fabric, with only a slight setback between the tower and its base.

The design is certainly a far cry above the new Fairfield Inn at 161 Front Street, just a block away, which features a zebra-striped blank wall along its northern face, offending anyone who happens to have a view of the site.

Regardless of aesthetic quarreling, the neighborhood has enough gigantic towers to mute these additions (whether positive or negative), though complaining by nearby residents of the South Street Seaport would fool you into thinking the vicinity was Kansas-like, given the fight over a relatively short 450-foot tall tower planned to rise nearby, on the East River.

Luckily, development elsewhere in the neighborhood is not subject to public review, and the site with the biggest potential sits just above 151 Maiden Lane, at 80 South Street, which could give rise to a supertall.

As for the new Marriott at 151 Maiden Lane, completion is expected by 2017.

  1. Perplexing how Peter Poon even gets a commission like this. Like going to a street dentist to fix your front teeth.

Fortis is not the developer/owner of the Hotel side; they sold that portion off

    • Thank you! Do you know who the developer is? Will update accordingly

  3. It is disingenuous to characterize the Seaport as complaining NIMBY’s because they object to a massive tower permanently marring the historic district’s connection to the, ahem, SEA port. Even pro-development citizens are allowed to protest bad projects on public land…

    • But it isn’t most residents; the fight is being led by a few people in the restricted/middle-income housing towers who don’t want their views of the Brooklyn Bridge blocked. Made MORE ridiculous by the fact that another tower 2x as tall is going up only a block away!

  4. Not actually true. I live in the neighborhood (in the low-rise historic district) an I don’t know any condo owners or renters who are for the Howard Hughes tower project. Most of the business owners have been paid off by Hughes through its Old Seaport marketing program, but actual residents are very different story. I attended many of the meetings and saw dozens of my (non Southbridge) neighbors vocally in attendance…

With that said, I (and many Seaporters) would support significant and dense development on the so-called Millstein site (Beekman/Water/Peck Slip/Pearl), provided the design was worthy of the site…
