Retail Component of 432 Park Avenue Begins Construction

Forms have now been filed for the commencement of construction on the retail portion of 432 Park Avenue. While the public still only has vague renderings of the project to go by, it appears that the retail base will be adjacent rather than underneath the residential portion of the project. While the tower portion is rumored to be in excess of 1,400 feet in height, the retail component will be only 6 floors, comprising an area of 60,000 square feet.

More specifically, the DOB permit allows for the sidewalk shed to rise for the future 88-foot tall retail structure.

While the rendering above may not be final, the concept of both the tower and the retail base seem extremely unoriginal. The glass box will likely play host to a very high-end store, but the concept has already been executed by the Apple Store nearby, albeit with slightly different dimensions. Perhaps the final product will make much more extensive use of space inside the cube rather than underneath, as Apple does–regardless of  (potentially) unoriginal architecture, the site’s prime location means the eventual occupant does have an excellent chance of becoming a shopping destination in its own right.

No news has emerged regarding the design of the tower itself, although the construction of the retail component is certainly a good sign that the tower should be under construction fairly soon. Excavation work continues on the site, and many of the townhouses along 57th street are currently being dismantled. Despite the disruption of demolition, it appears the one townhouse holdout–Jacob and Company–is still in the process of negotiations, as their building remains untouched. Here’s the rendering of the tower from CIM as a reminder of the larger component of this project:
