The East Williamsburg-Bushwick industrial zone is slowly transitioning from a no man’s land around the heavily polluted Newtown Creek to a mixed-use neighborhood complete with hotels, nightclubs and retail. Near the Jefferson Street L stop, the Bushwick Collective mural project has hastened gentrification by beautifying several barren blocks with the work of dozens of street artists. So it’s no surprise that a hulking six-story factory nearby at 455 Jefferson Street may become offices and retail.
Alteration applications filed yesterday show that the 100,000-square-foot building will have offices on every floor and two retail spaces on the second floor. Its new owner, Lincoln Property Company, plans to call it “The Jefferson.” And it already has a teaser site with a brochure and renderings.
The marketing materials tout private rooftop access for certain tenants, ceiling heights between 11 and 14 feet, and a “government incentive program for qualified tenants,” without specifying what that means.
Lincoln Property, which is based in Dallas, shelled out an impressive $46,000,000 for the site in April. The huge structure occupies a full, wedge-shaped block bounded by Jefferson Street, Cypress Avenue, Scott Avenue and Flushing.
The landlord wants to charge rents of $50 a square foot, according to The Real Deal, which was the first to write about the permits. That might be a little ambitious, but creative tenants looking for a large amount of space in the area could pay it, because they don’t have that many options for newly renovated office space.
