The affordable housing lottery has launched for 145 West 108th Street, an 11-story community facility building on the Upper West Side, Manhattan. The 191,963-square-foot development was designed by Dattner Architects and developed by the West Side Federation for Senior and Supportive Housing, and yields 198 affordable housing units. Available on NYC Housing Connect are 79 units for residents at 30 to 60 percent of the area median income (AMI), ranging in eligible income from $18,480 to $88,800.
West Side Federation for Senior and Supportive Housing
In addition to the announcement for the 145-unit, all-affordable senior residential building at Fort Greene’s Ingersoll Houses, the New York City Housing Authority has revealed plans for another all-affordable senior residential building at 560 East 137th Street, located on the corner of St. Ann’s Avenue within the Mill Brook Houses development, in Mott Haven. The building will rise nine stories and will contain 156 below-market rate rental apartments, the New York Times reports. Dubbed Mill Brook Terrace, it will include a senior center, a community room, and a rooftop garden. West Side Federation is the developer and has already ground-leased the site, currently a parking lot, from the city for 60 years. Construction is expected to begin next year.
The West Side Federation for Senior and Supportive Housing is proposing to demolish three city-owned parking garages at 151 West 108th, 143 West 108th, and 103 West 108th Street, and the five-story Valley Lodge 92-bed homeless shelter at 149 West 108th Street, on the Upper West Side. According to DNAinfo, the nonprofit is planning to build a new facility with a 110-bed homeless shelter and at least 280 residential units in two separate buildings. All of the apartments would be rented at below market-rates to a mix of seniors, singles, and families. The plans will be taken through the city’s Urban Land Use Review Procedure (ULURP) so larger buildings can be built, possibly generating an additional 90 residential units in the process. The nonprofit will also build a public bathroom at the adjacent Anibal Aviles Playground. Construction is expected to begin in 2017 and be completed in 2019.
Mott Haven is slowly growing new market-rate apartments, but most construction in the South Bronx neighborhood is still supportive or affordable housing. Now one supportive housing builder has filed plans for two developments at 275 East 138th Street and 2550 Third Avenue, on a lot bordered by East 139th Street and Alexander Avenue.
