Located at 197 Van Vorst Street in Jersey City, at the southwest intersection of Morris Street and Van Vorst Street in the Paulus Hook neighborhood, a new 16-story residential mid-rise is under construction and just began leasing its 153 units. Field Development Group is behind the project, the same firm that successfully completed the Lenox, directly across the street to the north. Marchetto Higgins Stieve is the designer and Bozzuto is the property manager for the building, which has been dubbed “Quinn”.
Containing 7,300 square feet of ground-floor retail space, the Quinn has one-, two- and three-bedrooms units, designed by Fogarty Finger. Each one has their own washer and dryer and under cabinet lighting, while a select few have walk-in closets and private terraces on the upper floors. Amenities include a landscaped roof deck with a pool and barbecue grills, a 24/7 concierge service, Amazon package lockers with notification screens, a children’s play room, a library and media room, a solarium, and a fitness center. Wi-fi is installed throughout all common areas for residents.
Given the urban context surrounding the project site, with a number of brownstones mixed with new modern buildings, the Quinn offers a balance. The project has comfortable height above the marina and neighboring low-rises, and is located in a very convenient location for commuting, dining and exploring downtown Jersey City at all times of the day and week.
James Caulfield, the co-founder and partner of Fields Development Group spoke about Quinn and said:
“The leasing momentum from Lenox has carried over to Quinn, as we’ve already signed lease agreements for 20 percent of the new building’s apartments. Quinn is perfect for the renter-by-choice, who wants a spacious, well-designed residence with spectacular views, in the most desirable neighborhood in Jersey City.”
The building is a six minute walk to the Essex St Light Rail Station to the east towards the Goldman Sachs building,a five minute walk to the Warren Street Pier that takes commuters to Manhattan, and sits right along the water by the marina. Access to the Exchange Place PATH Station is a nice walk along the waterfront taking about twelve minutes to reach.

Quinn looks nice but good luck with the noise from the Light Rail that runs right beside it. Had a rental above the light rail line for a few months and the constant clanging of the warning bell and the screeching of the wheels as the vehicles make turns was maddening. After that, I decided to at least put two blocks between myself and those horrible light rail cars for any future apartment/condo.
