Brooklyn-based developer Urban View has filed applications for a four-story, 10-unit residential building at 27 Kossuth Place, in central Bushwick. The structure will measure 8,250 square feet, which means its units should average 825 square feet apiece, indicative of rental apartments. There will be one unit on the ground floor, followed by six units across the second and third floors, and three units on the fourth floor. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 37-foot-wide, 3,750-square-foot lot is currently occupied by a three-story, three-family townhouse. Demolition permits were filed in April. The site is located around the corner from the Kosciuszko Street stop on the J train.

Four-Story, Seven-Unit Residential Building Planned at 12 Lawton Street, Bushwick

Brooklyn-based AdriCo LLC has filed applications for a four-story, seven-unit residential building at 12 Lawton Street, in western Bushwick. The structure will measure 5,753 square feet and its residential units should average 609 square feet apiece, indicative of rental apartments. One unit will be located across the ground and cellar levels, followed by two units per floor on the second and third levels. Two more units will be located on the fourth floor, with one of them featuring space on an upper penthouse level. Robert Bianchini’s Forest Hills-based ARC Architecture + Design Studio is the architect of record. The 22-foot-wide, 2,010-square-foot lot is currently occupied by a two-story townhouse. Demolition permits have not been filed. The J train’s Kosciuszko Street stop is located three blocks away.

Reveal for 900-Unit Mixed-Use Rheingold Brewery Redevelopment at 123 Melrose Street and 54 Noll Street, Bushwick

Renderings have finally been revealed for All Year Management’s mixed-use development at 123 Melrose Street and 54 Noll Street, in western Bushwick, the site of the former Rheingold Brewery complex. The multi-block project, bound by Melrose and Stanwix streets and Evergreen and Flushing avenues, will feature 800 to 900 rental apartments and tens of thousands of square feet of retail space, according to Curbed NY. It’s being dubbed Bushwick II and will encompass around one million square feet. Roughly 20 percent of the apartments will rent a below-market rates through the affordable housing lottery. The developer acquired the plot for a combined $140.7 million over the past year. ODA New York is responsible for the design. New building permits have yet to reflect the latest plans. Two sprawling, single-story warehouse structures will have to be demolished.

Property owner David Mosseri has filed applications for a four-story, six-unit residential building at 1048 Jefferson Avenue, in eastern Bushwick, located around the corner from the Halsey Street stop on the J train. The structure will measure 6,000 square feet and will rise on an narrow 18-foot-wide, 1,800-square-foot lot. Its residential units should average 690 square feet apiece, which means rental apartments are in the works. There will be two units per floor on the ground and second floors, followed by two units spanning across both the third and fourth floors. David Nagan’s Fresh Meadows-based King David Architecture is the architect of record. The property is currently occupied by a boarded-up two-story townhouse. Demolition permits have not yet been filed.
