2880 Exterior Street

Five-Story, 218,500-Square-Foot Self-Storage Facility Coming to 2880 Exterior Street, Kingsbridge

Storage Deluxe, doing business an an anonymous Bronx-based LLC, has filed applications for a five-story, 218,500-square-foot self-storage facility at 2880 Exterior Street, in the North Bronx’s Kingsbridge section. The project will feature a lobby and offices on part of the ground floor, followed by storage units throughout the rest of the building, which will have two below-grade levels. It will include four loading berths, as well as five off-street parking spaces. Jack Wilbern’s Virginia-based architecture firm Butz • Wilbern, which is prolific with storage facility projects, is the architect of record. The 124,988-square-foot site is largely vacant, with exception to a single-story commercial building and a warehouse. Demolition permits were filed in April for the commercial building.


3019 Corlear Avenue

Three-Story, Six-Unit Residential Building Planned At 3019 Corlear Avenue, Kingsbridge

Brooklyn-based Horizon Construction Inc. has filed applications for a three-story, six-unit residential building at 3019 Corlear Avenue, in the North Bronx’s Kingsbridge neighborhood, located four blocks from the 231st Street stop on the 1 train. The project, totaling 5,798 square feet, will feature 4,177 square feet of residential space, which means units will average a rental-sized 696 square feet apiece. Sometime in the area’s past, the street was raised and many of the older homes now sit somewhat below grade. The site consists of one of those buildings, and permits were filed to demolish the existing 2.5-story house last December. Lower Manhattan-based Chi F. Lau Architect is the applicant of record.


3323 Sedgwick Avenue

Six-Story, 14-Unit Residential Project Coming To 3323 Sedgwick Avenue, Kingsbridge Heights

Putnam County-based Nush Rudaj has filed applications for a six-story, 14-unit residential building at 3323 Sedgwick Avenue, in Kingsbridge Heights, five blocks from the 1 train’s stop at 231st Street. The building will measure 9,915 square feet in total, which means units will average 708 square feet, indicative of rentals. Long Island-based Shahriar Afshari is the architect of record. The existing single-story brick home was filed for demolition this past June.


3190 Riverdale Avenue

Five-Story, 13-Unit Mixed-Use Building Planned at 3190 Riverdale Avenue, Kingsbridge

Mohammad Badaly, head of Mount Vernon-based Badaly Architects, has filed applications for a five-story, 13-unit mixed-use building at 3190 Riverdale Avenue, in Kingsbridge, five blocks from the 1 train’s stop at 231st Street. The building will measure 19,628 square feet in total, and will feature 4,657 square feet of heath care facilities on two below-grade levels. Residential units above will measure 1,150 square feet apiece, and the existing two-story house passed pre-demolition inspection this past July.
