Permits have been filed for a six-story mixed-use building at 4572 Manhattan College Parkway in Kingsbridge, The Bronx. Located near the intersection of West 242nd Street and Manhattan College Parkway, the lot is one block from the Van Cortlandt Park-242 Street subway station, serviced by the 1 train. Naser Ghorchian under the Roya 329 LLC is listed as the owner behind the applications.
The proposed 54-foot-tall development will yield 30,016 square feet, with 10,889 square feet designated for residential space, 4,713 square feet for commercial use, and 4,206 square feet for community facilities. The building will have 16 residences, most likely rentals based on the average unit scope of 680 square feet. The concrete-based structure will also have a 59-foot-long rear yard and 20 enclosed parking spaces.
Sion Consulting Engineering is listed as the architect of record.
Demolition permits were filed in November of 2018. An estimated completion date has not been announced.
