Extell Plans a 13-Story Building at 501 Third Avenue

Extell Development has filed plans for a 13-story, mixed-use development at 501 Third Avenue, at the corner of 34th Street on the border between Kips Bay and Murray Hill.

Single-Story, 6,000-Square-Foot Retail Building Filed at 401 East 34th Street, Kips Bay

Property owner UDR has filed applications for a single-story, 6,179-square-foot retail building at 401 East 34th Street, located on the corner of East 35th Street and First Avenue in Kips Bay. The new structure will host a restaurant on the ground floor and retail space in the cellar. It will be located on the grounds of Joseph Slifka Park, where a playground currently exists. The new retail space won’t have to be approved through the city’s Uniform Land Use Review Procedure (ULURP) even though it’s being built on public park space. In October of 2015, Community Board 6 voted to allow retail project to proceed without a rezoning/city approval. Brooklyn-based Much Architecture is the architect of record. The park – which was built as part of the 35-story, 706-rental-unit residential building View 34 (previously known as Rivergate) – will also see an overhaul, with upgrades including a new dog run and an artificial turf area.

NYU Langone Expansion Projects Shaping Up Along East River

Permits Filed: 34-Story Building at 368 Third Avenue, Kips Bay

A 34-story, mixed-use tower is coming to the corner of 27th Street and Third Avenue in Kips Bay, on the east side of Manhattan. New building applications filed yesterday reveal that the development will rise 388 feet into the air and fill most of the block between 26th and 27th streets.

NYU Langone’s 21-Story, 830,000 Square-Foot Hospital Expansion Rises At 424 East 34th Street, Kips Bay

In late 2013, YIMBY reported on applications for New York University Langone Medical Center’s planned Helen L. and Martin S. Kimmel Pavilion hospital expansion at 400-424 East 34th Street, located on the corner of the FDR Drive in Kips Bay. Now, Tectonic has photos of the structure and it’s 12 stories above street level and rising. The new hospital wing, which will connect to Tisch Hospital, will stand 21 stories in height and measure 830,000 square feet. The medical facility will feature single-bed inpatient rooms, procedural and operative rooms, conference rooms, and amenities like children’s play areas and a café. It will also share the same support services with the rest of the campus. Ennead Architects is designing and completion is expected in 2018.

NYU Langone Close To Topping Out 16-Story, 365,000 Square-Foot Research Facility At 435 East 30th Street, Kips Bay

New York University Langone Medical Center is now a few steel beams from topping out their new 16-story, 365,000 square-foot medical research facility at 435 East 30th Street, located on the corner of the FDR Drive in Kips Bay. Thanks to photos by Tectonic, we see that the facility, dubbed Science Building, is almost structurally complete, although façade installation has not yet begun. The building will feature 10 floors of laboratory space, which will be utilized to grow NYU Langone’s biomedical research efforts and the NYU School of Medicine’s program. There will also be a lecture room and a cafeteria on the ground-floor. Ennead Architects is the design architect and completion is expected in 2017.

Updated Renderings Of 12-Story, 18-Unit Mixed-Use Project At 543 Second Avenue, Kips Bay

In May of 2014, YIMBY reported on plans for a 12-story, 18-unit mixed-use building at 543 Second Avenue, in Kips Bay, and now Bluarch Architecture has revealed updated renderings of the project. The rental building will measure 18,877 square feet in its entirety, and will have 13,877 square feet of residential space and a 702 square-foot ground-floor retail component, according to the latest filings. Residential units would begin on the second floor and average 771 square feet apiece. Shalimar Management is developing the building, which it expects to break ground on later this year, and 5D Architecture & Engineering is serving as the architect of record.

10-Story, 42-Unit Residential Renovation Planned At 144 East 24th Street, Kips Bay

Slate Property Group and RWN Real Estate have acquired the 10-story, 33-unit apartment building at 144 East 24th Street, in Kips Bay, for $29 million. The 40,000 square-foot structure will be renovated and reconfigured into a 42-unit property with smaller apartments, likely to accommodate the neighborhood’s growing student population. The small ground-floor retail space will also be expanded. It is currently occupied by Ralph’s Famous Italian Ices, according to The Real Deal.

Three Historic Houses Considered at Landmarks Backlog Hearing

Last week, the Landmarks Preservation Commission held the fourth and final public hearing to deal with the 95 properties that have been under consideration for designation prior to 2010. Among the items discussed on Thursday were three houses, geographically spread from Kips Bay to Murray Hill to the Upper East Side. If designated as landmarks, they’ll certainly be referred to by many as historic houses. If not, their very existence will be put into doubt.

When Ben Shaoul’s Magnum Real Estate Group shelled out $270 million for two luxury rental buildings in the Upper East Side and Gramercy last year, it was only a matter of time until they became condos. Now construction is moving along at 385 First Avenue in Gramercy, and the property has a teaser site and a new name: Luminaire.
