202 East 23rd Street’s Superstructure Reaches Halfway Mark in Kips Bay, Manhattan

Construction is rising on 202 East 23rd Street, a 20-story residential building in Kips Bay, Manhattan. Designed by Hill West Architects and developed by SMA Equities, the 90,000-square-foot structure is being built to Passive House standards and will yield 108 units with floor plans ranging from studios to two-bedrooms. Eighty homes will be set at market-rate pricing and the remaining 28 will be designated for affordable housing. KSK Construction Group, LLC is the general contractor for the project, which is located at the corner of East 23rd Street and Third Avenue.

The affordable housing lottery has launched for 325 East 25th Street, a nine-story residential building in Kips Bay, Manhattan. Designed by SLCE Architects, the structure yields 56 residences. Available on NYC Housing Connect are 55 units for residents at 80 to 165 percent of the area median income (AMI), ranging in eligible income from $48,755 to $177,210.

SMA Equities Secures $56M in Construction Financing for 202 East 23rd Street in Kips Bay, Manhattan

SMA Equities recently secured a $56 million financing package to complete a new 20-story mixed-use building in Kips Bay, Manhattan. The project is located at 202 East 23rd Street and will eventually yield a mix of income-restricted and market-rate apartments and around 2,400 square feet of lower-level retail.

Designed by CetraRuddy Architecture and developed by 200 East 34th LLC, which is listed as the owner on permits, the 135,094-square-foot project will yield 144 condominiums and 2,992 square feet of commercial space on the lower levels. The site is located at 501 Third Avenue, at the corner of Third Avenue and East 34th Street and is alternately addressed as 200 East 34th Street. Alongside the recent launch of the building’s website, the 4,600-square-foot sales gallery is also now open on the 29th floor of 475 Park Avenue South. Views of Eastlight are visible from within, and the gallery also includes a full-scale model of the building and its location in Manhattan in relation to nearby neighborhoods such as NoMad, Midtown, Gramercy Park, and the Flatiron District.

Designed by Isaac & Stern Architects and developed Brooklyn North Capital and Riverbrook Equities, the 58,630-square-foot structure will yield 43 condominium units in studio to two-bedroom layouts, averaging 918 square feet. DNArc Design Studio is in charge of the interiors and The Serhant Team and Nestseekers International are responsible for sales and marketing for the property, which is situated along Lexington Avenue between East 30th and 31st Streets.
