The title of the city’s construction hotspot of the summer may go to the Long Island City block bound by 44th Drive, Jackson and Thomson avenues, and Purves Street. As recently as four years ago, only warehouses, auto shops and a handful of rowhomes graced the 1.8-acre trapezoid. In 2014, the 14-story 26-14 Jackson Avenue rose as a herald of greater things to come. The 27-story Harrison at 27-21 44th Drive topped out in June of this year, and the 27-story Watermark Court Square at 27-19 44th Drive, next door, caught up almost exactly two months later. But as those two towers still sport their ceremonial topping-out flags, they are about to be overtaken by 44-26 Purves Street. The project, developed by Brause Realty and the Gotham Organization, is rapidly approaching its final, 33-story height. Once the FXFOWLE-designed, 270-unit luxury rental reaches its topmost point, it will stand just under the 400-foot mark, becoming the sixth-tallest building on the flourishing Court Square skyline.
A parking lot on a valuable stretch of Atlantic Avenue in Boerum Hill won’t be empty for much longer. Bluerock Real Estate is planning a six-story, four-unit building with commercial space at 330 Atlantic Avenue, between Smith and Hoyt streets.
Construction on the first nine piles has been completed for the 2.7-acre park, dubbed Pier55, planned in the Hudson River. The location is near the Meatpacking District off West 13th Street. The pilings mark the end of the first phase of construction, DNAinfo reported. The public park is expected to have grassy hills, vegetation, recreational space with paths and seating, and an amphitheater. The London-based design firm Heatherwick Studio and New York-based Mathews Nielsen Landscape Architects are behind the design. A partnership between The Diller – von Furstenberg Family Foundation and the Hudson River Part Trust is developing the project. The pedestrian bridge connecting the park to Manhattan will be built by the city. Completion is expected in 2019.
A rough rendering has been revealed of the four-story, nine-unit mixed-use building planned at 90-05 56th Avenue, in southern Elmhurst. A photo of the board at the construction site was posted to the YIMBY Forums. The latest building permits indicate the project will measure 8,395 square feet. It will host 2,010 square feet of medical offices in the cellar, followed by residential units on the ground through fourth floors. The units should average 743 square feet apiece, indicative of rental apartments. There will be an eight-car garage on the ground floor. An anonymous Elmhurst-based company is the developer and Chang Hwa Tan’s Flushing-based architectural firm is the architect of record. The 50-foot-wide, 5,409-square-foot assemblage is currently vacant. Completion is expected in the fall of 2017. The Grand Avenue-Newtown stop on the M and R trains is three blocks away.
A rendering has been revealed of the five-story, 15-unit residential building planned at 722 Jefferson Street, in Hoboken, New Jersey. The city’s Planning Board approved the project in May, Jersey Digs reported earlier this month. The project’s residential units will be condominiums, ranging from three- to four-bedrooms. There will be three penthouses, each boasting private rooftop terraces. Amenities include a communal roof terrace and a 15-car parking garage with electric charging stations on the ground floor. The 125-foot-wide site is currently vacant, although it was formerly occupied by multiple single- and two-story garages. The developer goes by an anonymous LLC and Hoboken-based Minervini Vandermark Architecture is behind the design. A construction timeline has not been disclosed. The Hudson-Bergen Light Rail’s 9th Street-Congress Street station is four blocks away, and the PATH station is about 20 minutes away by foot.
