Since it stood two stories in height in April, the eight-story, 143-unit mixed-use building under development at 504 Myrtle Avenue, in northern Clinton Hill, has topped out. The latest photo comes via prolific construction chronicler Tectonic. The most recent building permits indicate the project grew slightly compared to filings retrieved for YIMBY’s April update. The structure now encompasses 125,585 square feet and has gained two units (up from 141). The ground floor will host 20,304 square feet of retail space, while the floors above will contain rental apartments, averaging 736 square feet apiece. Twenty-eight of them will rent at below-market rates through the affordable housing lottery. Silverstone Property Group and Madison Capital Realty are the developers. HTO Architects is behind the architecture and completion is scheduled for 2017.
An anonymous Elmhurst-based LLC has filed applications for a three-story, three-unit residential building at 39-56 56th Street, in Woodside. The project will measure 4,432 square feet and will include full-floor residential units averaging 1,116 square feet apiece, indicative of family-sized apartments. Amenities include laundry facilities, residential storage space, and two off-street parking spaces. Chang Hwa Tan’s Flushing-based architecture firm is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently vacant. The 52nd Street stop on the 7 train is five blocks away.
In May, the Landmarks Preservation Commission added seven new sites to their calendar of items under consideration for designation within the Greater East Midtown Initiative area. That brought the total number under consideration to 12. In July, public hearings were held for the previously calendared five items. On Tuesday, a hearing was held for those seven items added in May.
A deteriorating piece of Greenwich Village dating back to the time of President Andrew Jackson will be demolished. On Tuesday, the Landmarks Preservation Commission approved a proposal for a new building at 327 Bleecker Street.
It was back in May of 2014 that YIMBY revealed a rendering of the planned eight-story, six-unit residential building at 313 West 121st Street, in Harlem. Now, foundation work is underway at the site, although the structure has yet to rise above street level, Harlem+Bespoke reported. The latest building permits indicate the project will measure 11,616 square feet. Its residential units should average 1,625 square feet apiece, indicative of condominiums, and a terrace will be located on the roof. Bestrow Realty is the developer and NoMad-based Soluri Architecture is behind the design. Completion is expected in early 2018.
