New buildings and alterations are sprouting on every underused plot near Franklin Avenue in Crown Heights, and YIMBY noticed that this long-delayed revamp at 609 St Johns Place is finally nearing the finish line.
Eretz Group has acquired the 10-story, 170,000 square-foot office and retail building at 224 West 57th Street — across from Extell’s planned Nordstrom Tower, in Midtown — for $213.8 million. The building is landmarked, and after being acquired for $85 million in 2010, it underwent a $50 million renovation designed by Tirmizi Campbell. Per The Real Deal, the non-profit Open Society Foundations currently leases a majority of the building.
“11th Street Condominiums LLC” has filed applications for a seven-story, 42-unit residential building spanning the lots of 46-14 – 46-20 11th Street, in Long Island City. The project will total 40,035 square feet of residential space, and if the LLC’s name hints anything, condominiums will average roughly 950 square feet. Raymond Chan is designing, and an existing two-story warehouse must first be removed.
Market-rate development has been slowly taking hold throughout the northern Bronx, and the latest project planned in the neighborhoods near Van Cortlandt Park is an eight-story apartment building at 3055 Valentine Avenue, in Bedford Park.
Property owner Arne Mattsson has filed applications for a three-story, four-unit mixed-use building at the vacant lot at 210 Corson Avenue, in St. George on Staten Island. The building will measure nearly 3,500 square feet, and retail space on the first floor will span 1,160 square feet. Frank Vaccaro Architects and Engineers is designing.
