YIMBY’s 2021 Construction Report Shows 30,036 New Residential Unit Filings in New York City

YIMBY’s 2020 New Building Report, covering 2019’s numbers, showed a substantial increase in applications, with 2019’s total filings reaching 36,467. This year, the numbers have dropped somewhat, with 2020’s submitted residential units totaling 30,036. While this was a decrease, it was still substantially above the 2018 total of only 20,393 new units filed, indicating that in spite of the profound headwinds beginning in March of last year that are now seemingly abating, permitting activity remained fairly vigorous. Major Mixed-Use and Affordable Housing Development ‘Liberty Towers’ Revealed for St. George, Staten Island

A massive mixed-use housing development may be coming to the St. George neighborhood in Staten Island. The project, which comprises residential and commercial use, affordable housing, open space, and accessory parking, will have two sites: 170-208 Richmond Terrace and 8-26 Stuyvesant Place. Developer Madison Realty Capital under the Richmond SI Owner LLC is seeking approval for zoning map amendments, zoning text amendments, and special permits in order to begin work on the four-building, 911,752-square-foot complex near the St. George waterfront and the Staten Island Ferry Terminal. The site includes 224 Richmond Terrace, a 60,000-square-foot, 40-unit condominium property that Madison Realty Capital acquired in 2012.

There were occasions to celebrate, and the Landmarks Preservation Commission designated six individual landmarks and four historic districts. 2016 was considerably busier for the commission. It designated 40 individual landmarks and two historic districts, including 12 new Midtown East landmarks and 26 sites from its backlog. 477,000 Square-Foot Empire Outlets Retail & Hotel Project Rises At 35 Richmond Terrace, St. George

Back in the spring of 2015, BFC Partners broke ground on the commercial-retail complex dubbed Empire Outlets, located at 35 Richmond Terrace in St. George, Staten Island. In the last few weeks, the sprawling structure went vertical with the placement of steel beams. When it’s complete in late 2017, the project will have 100 retailers across 370,148 square feet of commercial space. Towards the center of the complex, atop the retail, a six-story, 190-key hotel will encompass an additional 107,109 square feet. A 1,250-car parking garage will be located below the entire structure, bringing the total square-footage of Empire Outlets to 1,139,313. The developer has already signed a couple dozen tenants, the latest of which is Jewelers on Fifth, according to Commercial Observer. SHoP Architects is the design architect.

Advocates Clash Over Sailors’ Snug Harbor Historic District On Staten Island

On Thursday, the Landmarks Preservation Commission held its second public hearing in an effort to clear its decades-long backlog of items proposed for designation. The day’s items were those on Staten Island, and they included the proposed Sailors’ Snug Harbor Historic District. The 80-acre property has been on the calendar for over three decades and while the majority of those who spoke on Thursday supported designation of the district, there wasn’t unanimity.
