Technically the project would be an expansion of the existing four-story townhouse, but the new structure would have a total floor area greater than 100% of the existing building. Vail Associates is designing.

ARC Architecture & Design Studio is designing, and the structure will include a fifth-floor penthouse level. An dilapidated two-story structure must first be demolished.
212 Fifth Avenue will see new life as a residential building. On Tuesday, the Landmarks Preservation Commission approved changes to the structure, which was originally constructed as an office building in 1913. The redevelopment of the building is being done by Building & Land Technology, Madison Equities and Thor Equities.
