YIMBY visited three mid-rise developments that were recently completed in the Brooklyn neighborhoods of Prospect Lefferts Gardens and Flatbush, as well as the sites of two projects that have yet to commence construction. The structures range from six to eight stories and are located within walking distance of the 2, 5, and Q trains.
Full demolition permits have been filed for 4650 Broadway in Inwood, Manhattan. Joseph Caruso under the Aqozfi Inwood LLC is listed as the owner. Located at the intersection of Broadway and Sherman Avenue, the 47,175-square-foot site has 180 feet of street frontage.
A former nursing home campus at 123 Linden Boulevard in Flatbush may grow a 20-story residential building with community facilities. The developer has filed another round of building applications and dramatically scaled up the size of the project, which started out as a seven-story, 57-unit apartment building.
A rather sad little three-story storefront with apartments above it has been neglected for years at 1516 Fulton Street, on the corner of Throop Avenue and across the street from the entrance to the C train. But a new owner has taken over the site and plans to expand it to an eight-story apartment building.
As the clock ticks down to the state’s 421-a renewal deadline on June 15, developers are wondering how they’ll fare if condos no longer qualify for the tax abatement. Companies building lower cost apartments on the fringes of the city will likely be the hardest hit, since the tax break helps attract buyers to less desirable neighborhoods.
