Slate Property Group and RWN Real Estate have acquired the 10-story, 33-unit apartment building at 144 East 24th Street, in Kips Bay, for $29 million. The 40,000 square-foot structure will be renovated and reconfigured into a 42-unit property with smaller apartments, likely to accommodate the neighborhood’s growing student population. The small ground-floor retail space will also be expanded. It is currently occupied by Ralph’s Famous Italian Ices, according to The Real Deal.

UDR, owner of the Rivergate residential building at 401 East 34th Street, in Kips Bay, will be allowed to build a small retail building on the corner of First Avenue and East 35th Street, according to DNAinfo. Since part of the property is public space, some thought UDR should have to go through the ULURP process, but Community Board 6 voted against that. The retail building will measure 2,000 square feet in total, and the park will also undergo a renovation with upgrades.

YIMBY brought you news in December of 2013 regarding Monadnock’s planned nine-story, 55-unit residential building at 335 East 27th Street, in Kips Bay. Now, Curbed reports the first of 66 modules has been lifted into place. Construction will last through the summer, and completion is expected in October or November. nARCHITECTS is designing, and 22 units are being set aside as affordable.

Construction is complete on Gemma Gramercy, a 20-story residential building at 202 East 23rd Street in Gramercy Park, Manhattan. Designed by Hill West Architects and developed by SMA Equities, the 233-foot-tall, 95,000-square-foot structure is engineered to Passive House standards and yields 108 rental apartments in studio to two-bedroom layouts, with 28 designated for affordable housing, as well as ground-floor retail space. KSK Construction Group served as the general contractor and REAL New York is leading marketing and sales for the project, which is located at the corner of East 23rd Street and Third Avenue on the border with Kips Bay.
