ULURP Kicks Off For Nine-Story, 480,000 Square-Foot Office Building At 25 Kent Avenue, Williamsburg

In the spring of 2015, Heritage Equity Partners was preparing to file for a special permit that would allow it to build a nine-story, 480,000 square-foot office building at 25 Kent Avenue, within northern Williamsburg’s manufacturing zone. Current zoning requires half the building to be community facility space, but the permit would eliminate such mandate so the entire structure can be used for office or light manufacturing space. According to Crain’s, the Department of City Planning certified the application, which means the city’s Uniform Land Use Review Procedure (ULURP) has officially begun. The building would take up an entire city block and include a public plaza. The site’s old warehouses have already been demolished. In related news, Philadelphia-based Rubenstein Partners is purchasing an undisclosed stake in the project.

Reveal For Seven-Story Hotel and Retail Project At 71 White Street, East Williamsburg

Last spring, All Year Management filed applications for a seven-story, mixed-use commercial hub at 71 White Street, in East Williamsburg. The 79,365 square-foot project would feature a 112-key hotel, an amphitheater, retail space, and restaurants, according to Arch Daily, who also has renderings. The graffitied façade on the existing single-story warehouse will be preserved, and retail space will span the ground and second floors. In the back of the building, an open-air, second-story level will feature additional access to businesses as well as the amphitheater. The hotel will occupy the upper five floors, and will include a variety of suites and a rooftop bar. ODA Architecture is behind the design.

Developer Plans Mixed-Use Commercial Building At 101 Varick Avenue, East Williamsburg

The Rabsky Group is purchasing the single-story, 92,221 square-foot warehouse at 101 Varick Avenue, in East Williamsburg, for $48 million, with prospects to redevelop the 141,863 square-foot property into commercial space. A new office building could measure 280,000 square feet, and would include multiple tenants and ground-floor retail space, according to The Real Deal. The existing warehouse is currently being leased as warehouse, storage, and office space. The deal is expected to close in February.

Reveal For Four-Story, 12-Unit Residential Project At 171-173 Bayard Street, Williamsburg

Renderings have been revealed (h/t Curbed) of Djem Land LLC’s planned 12-unit residential development at 171-173 Bayard Street, in northern Williamsburg, located a block north of the Brooklyn-Queens Expressway. Although it will appear as a single structure, the project will technically have two separate buildings, each to rise four stories and 50 feet in height, and to contain six units apiece. The residential square-footage will total 8,228 square feet, which means individual units will average a rental-sized 686 square feet. Elmhurst-based InFocus Design and Planning is the architect, and two single-story brick structures were demolished early last year.
