Yesterday morning, a new building permit application was filed for a new school at 1343 Inwood Avenue, in the Highbridge section of the South Bronx.
Around the corner from the 170th Street stop on the 4 train over Jerome Avenue, Bronx builder Kiumarz Geula has plans to build a two-story school and gymnasium, though the exact type or for whom could not be determined.
The total construction floor area is 31,240 square feet, and the building will rise 42 feet. The permit was filed by Caples Jefferson Architects, an Astoria-based practice with lots of experience in building and renovating educational institutions.
The school is being built in an “M-zoned” area, where only commercial and industrial uses are allowed, and land prices are therefore lower. The wisdom of a zoning code that so restricts development that schools cannot afford to be around anything other than warehouses and auto body shops can be debated, but it’s a common practice in New York City among institutions of all kinds.
The developer – Kiumarz Geula, of Great Neck – is also responsible for Las Casas, a pair of market-rate buildings nearby in Morrisania (La Casa de la Luna y de la Estrella, and La Casa del Sol), with 341 apartments between them.
