West 39th Street between Eighth and Ninth Avenues in the Garment District already has six hotels, with another two in the works. But one builder has decided to buck the trend by filing applications for a residential development on the block, at 355 West 39th Street.

The 10-story building would reach 107 feet into the air and hold 16 apartments. The cellar would hold a little 290-square-foot medical office, followed by 907 square feet of retail on the ground floor. Nine stories of apartments would be stacked on top, hosting 17,696 square feet of residential space. The average apartment would measure roughly 1,100 square feet, meaning condos are a strong possibility.

Many apartments will get balconies, or in the case of one ninth floor pad, a little private roof terrace. And the building will have a shared roof deck.

Manhei Li, doing business as an LLC based on Elizabeth Street, is developing the project, and he’s hired Alexander Zhitnik of Z Architecture to handle the design.

A four-story apartment building with eight condos and ground floor commercial space currently occupies the 40-foot-wide lot. Demolition applications have not yet been filed to knock it down.

The LLC purchased all eight condo units for $6,450,000 in February.
