Permits Filed, First Look: 301 Himrod Street, Bushwick

Developer MKF Realty has been busy in Bushwick recently, with small residential projects underway on Linden Street, Willoughby Avenue and Bleecker Street. Now they’ve filed plans for their biggest development to date: a 12-story mixed-use building at 301 Himrod Street, between Wyckoff and Irving Avenues.

The building would reach 124 feet into the air and hold 55 apartments. They’d spread across 39,000 square feet of residential space, for units averaging 700 square feet. Eleven floors of residential, with five units each, would be stacked on top of a 10,232-square-foot medical office and 600 square feet of retail. MKF confirms that the building will be rentals.

A garage with room for 48 cars would also occupy the cellar, including more parking than zoning typically calls for. The developer is likely including 10 extra parking spots for the medical facility on the ground floor.

Dumbo-based Boro Architects will handle the design, and MKF sent along an initial massing diagram of the building.

The 16,500-square-foot property is currently home to a parking lot. It just changed hands in August for $9,500,000.
