Avery Hall Investments may be fighting Park Slopers to redevelop a Key Food on Fifth Avenue, but a dozen blocks north in Boerum Hill, their condo project is rising fast. YIMBY reader Tectonic recently swung by the site and brought us some shots of the progress.
The building at 465 Pacific Street is split into two different sections – a six-story portion facing Atlantic Avenue and a seven-story one along Pacific Street, linked by a courtyard. When we last checked on construction in February, the Pacific Street piece of the development had just topped out. Now, the Atlantic Avenue side has reached five stories, and the brick facade is being installed on the lower floors.
When work finishes, the complex will have 30 apartments and 6,980 square feet of retail. Stores will occupy the prime ground floor real estate along Atlantic and Nevins streets, and residents will be able to enter through a lobby on the quieter south side of the building.
Every single apartment has entered contract, according to StreetEasy, ranging from a 694-square-foot one-bedroom to a 2,954-square-foot penthouse with five bedrooms. The Morris Adjmi-designed building will feature a number of setbacks, creating plenty of outdoor space for buyers on the upper floors. Fourteen apartments will get private outdoor space, and the remaining residents will have access to a shared roof deck.
Amenities will include a 17-car garage (required by zoning), private storage, a lounge, and a children’s playroom.
