Booming Brooklyn’s Boerum Hill neighborhood is closer to seeing another development come to fruition. Exterior work is nearing completion at the Boerum, located at 265 State Street (a.k.a. 140 Schermerhorn Street).
The project is being developed by the Carlyle Group, along with Flank, which is also the design architect. Goldstein Hill & West serves as executive architect. This construction update comes via recent photos taken for YIMBY by Tectonic.
The development occupies the entire length of Smith Street between State and Schermerhorn streets. It rises 20 stories to 210 feet, encompassing 406,628 square feet. According to the latest new building permit, there is 213,181 square feet of residential space for 140 units. That works out to an average unit size of about 1,522.7 square feet.
The residences, condominiums, come in one- to five-bedroom configurations, including penthouse units. A four-bedroom, three-and-a-half bathroom on the 16th floor with 2,405 square feet of interior space and 100 square feet of exterior space is currently listed at $3.55 million. A four-bedroom, three-and-a-half bathroom penthouse on the 20th floor with 2,349 square feet of interior space and 1,689 square feet of exterior space is listed at $4.15 million.
The residential units sit atop a six-story hotel. Permits list 99,245 square feet of commercial space and 94,202 square feet of community facility space. Some of that is also for retail space and a restaurant.
Amenities include storage, 80 bicycle parking spaces, 40 to 55 automobile parking spaces, a fitness center, and other unspecified functions.
The site is located just a block from the Hoyt-Schermerhorn subway station, with access to the A, C, and G trains. The F, N, R, 2, 3, 4, and 5 trains are also nearby. When YIMBY checked in on the project in November of 2015, completion was expected in 2016. That still seems doable.
