Another new opportunity for developers is coming to Brooklyn. The lot at 137 Carlton Avenue, in Fort Greene, is hitting the market, with TerraCRG asking for $2,795,000. The site currently holds 2,925 square feet and could be expanded to be as large as 9,500 buildable square feet.
The lot is just a few doors down from Myrtle Avenue, a vibrant commercial area. One avenue further is Dekalb, which has easy access to restaurants, bars, shops, and subways. About two-thirds of a mile away are the DeKalb Avenue subway station and Atlantic Terminal, serviced by the 2, 3, 4, 5, B, D, N, R & Q subway lines and the LIRR.
The rendering accompanying this project is a design by Murat Mutlu architect, who produced the work while BCN Development was on the project as recently as June of this year. That design was to yield 6 condominium units, averaging 1,133 square feet apiece.
Demolition permits for the site were filed in July.
