Permits have been filed for a 10-story, 100 percent affordable mixed-use building at 1490 Southern Boulevard, in the Crotona Park East neighborhood of The Bronx. The site is three blocks away from the 174th Street Subway Station, serviced by the 2 and 5 trains, and ten blocks away from the Whitlock Avenue Subway Station, serviced by the 6 train.

Type A Real Estate Advisers LLC, a female-owned enterprise, was designated by the NYC Department of Housing Preservation and Development to be responsible for development. They teamed up with the Forsyth Street Advisors and non-profit partners JASA and LGBT Network, and the residences will be for senior housing.

The 102-foot tall structure will yield 74,720 square feet of space, with 3,860 square feet dedicated to a community facility, and 69,860 square feet for residential use. 115 units will be created, averaging 607 square feet apiece, typical of rentals.

The LGBT Network will be operating the community facility from the first floor, and JASA will be providing support services for residents. A garden space, as seen in the rendering, will come to the rear yard, and a community terrace and fitness center will be located on the eighth floor.

The project will be available for senior households with incomes between $25,400 and $38,100.

The design process is still ongoing, and construction is expected to begin in 2018, with a speculative completion date between 2020 and 2021. Demolition permits have not been filed yet.

  2. I’m looking for senior apartment for my parents . How do I get an application or more info .

  3. 1490 Southern Boulevard was my father’s property back in the 1950’s-1960’s. He sold it and the buyer defaulted on the mortgage. I am assuming the City took the property over eventually. Originally it was a small apartment building with just a few apartments.
    As I child I remember the rents charged back then were around $25 to $40 a month. My Dad probably would be happy to know that a complex beneficial to the local community is being built.

  4. My father and grandfather owned this property from the 1940’s through the 1960’s. It was a 4 unit apartment house. Rents were from around $25 to $45 per month. My father sold it in the late 60’s and the mortgage was defaulted on. So I am assuming the City took possession of the property in the 70s. My family was unable to get the property back when it was defaulted on. I am happy that it has become a nice building for seniors at a reasonable cost.
