The West Side’s building boom has been nothing short of transformative over the past few years, resulting in two new residential buildings of over 1,000 units apiece. While The Moinian Group’s Sky opened in 2016, TF Cornerstone’s 606 West 57th Street is also closing in on the finish line. With leasing expected to begin in a few months, YIMBY has word that the tower has officially been named The Max, in honor of Max Elghanayan.
The last time YIMBY checked in on the project was back in September, when glass installation was almost finished. Since then, work has almost fully wrapped on the exterior, though interior construction continues.
The Max will have 1,028 rental units in all, making it the second-largest apartment building in New York City, behind Sky.
The tower was designed by Arquitectonica, and features a Tetris-esque exterior, both in terms of formation, and its facade. The final product will have permanent views across the Hudson River, and when viewed from the west, will contrast attractively against the Durst Organization’s pyramidal Via, across 57th Street.
Besides the residential component totaling 961,063 square feet, the building will include 37,463 square feet of commercial space. YIMBY has the first up-close rendering of what that will look like alongside the signage, and it will be a very dramatic improvement over the formerly under-utilized lot, fully activating the southwestern-most block of 57th Street.
Finally, The Max will include parking for 400 vehicles, 558 bicycle spaces with nearby subway access at Columbus Circle, served by the 1, A, C, B, and D trains, and is also adjacent to the West Side Highway.
Building out a subway line to better serve the burgeoning West Side would clearly be in the interest of both the City and future residents, but in the meantime, the parking and bicycle amenities are appropriately scoped for the location.
Pre-leasing is already under way, with onsite leasing at The Max expected to begin this spring.

The Columbus Circle subway station is not quite nearby. The extension of the 7 train originally had a station on 41st St., and 10th or 11th Ave, I think. The MTA cried budget woes and it never happened. Meanwhile, they spend way more on construction then other cities, according to a recent piece in the Times.
