Permits have been filed for a six-story, mixed-use hotel at 38-23 28th Street, on the northern edge of Long Island City, Queens. The new development sits squarely between 38th and 39th Avenues, just a couple blocks from RT 25A / Northern Boulevard.

YIMBY last reported on the development in July, 2016, when filings indicated a three-story structure that would have included 35 hotel rooms spread among 9,874 square feet and 1,400 square feet of medical office space.

Today, permits indicate an increase from those original figures to a 40-key hotel topping off at six stories or 69 feet. Updated total construction area measures 14,737 square feet, but only 9,903 square feet will be dedicated to “commercial” use. Given these figures, it is not exactly clear what portion of the hotel pertains to hospitality, or what secondary use type will take shape in the building.

Howard Park d/b/a/ Howard Development, LLC, is listed as property owner with Myles Architecture overseeing design of the new hotel.
