Permits have been filed for a seven-story mixed-use building at 2043 Webster Avenue in Fordham Heights, The Bronx. The site is four blocks away from the Tremont train station, serviced by the Harlem line of Metro North. Seven blocks away is the 182-183nd Streets subway station, serviced by the D trains. Tran Group will be responsible for the development.
The 78-foot tall structure will yield 34,150 square feet, with 5,530 square feet dedicated to commercial-retail use, 27,700 square feet for residential use, and 930 square feet for an unspecified community facility space on the ground floor. 36 apartments will be created, averaging 948 square feet apiece, which indicates condominiums.
Tenants will have access to laundry facilities, a lobby, and a recreational terrace on the second floor. 11 parking spaces will be created on site.
The Derosa Group will be responsible for the design.
The lot is currently being used for public parking and on-site commercial storage, so construction can start as soon as permits are filed. The estimated completion date has not been announced.

Condominiums? Has condo living really hit the Bronx? Especially in that area of the Bronx.
This kind of infill development, on a site that’s been a parking lot for years, is really good news.
I don’t know if they’re up to date, but the architects have renderings for this. They look decent.
