Permits have been filed for an eight-story mixed-use building at 1741 Grand Avenue in Morris Heights, The Bronx. The site is three blocks from the 176th Street subway station, serviced by the 4 trains. Four blocks further is the 174-175th street subway station, serviced by the D trains. Elie Fourti is listed as the developer.

The 80-foot tall structure will yield 28,280 square feet, with 4,420 square feet dedicated to a ground floor medical facility, and 23,860 square feet for residential use. 33 apartments will be created, averaging 723 square feet apiece, indicating rentals. Residents will have an outdoor recreational space on the second floor, and laundry with bicycle parking in the cellar.

MGM Creations Architecture is the architect of record.

Demolition permits have not been filed yet. The estimated completion date has not been announced.

  2. This was posted in January 2018, NYC DOB Filings indicate that the anonymous LLC is in fact Elie Fourti, who filed the now withdrawn permits in January.
