Brooklyn-based developer Hello Living is expanding into The Bronx. The announcement of their purchase of 1049 Washington Avenue in the South Bronx yesterday—their second development and acquisition outside of Brooklyn—also brought forth the first renderings plans to realize the site as condominiums.
Located in the Morrisania section of The Bronx between East 165th and East 166th streets, 1049 Washington Avenue is close to the MetroNorth Melrose train stop as well as a 15-minute walk from the 167 Street subway station serviced by the 4 train.
Plans for the “Hello W” condo building include a height of 11 stories and more than 150,000 square feet of space. The 104 condo units will be carved from the 74,896 square feet dedicated to residential use in a mix of studio through four-bedrooms configurations.
Residences will include features like triple-pane windows and doors, stainless steel appliances, and floor-through layouts with front and back terraces. An additional 48,364 square feet will be allocated to community facilities and 27,065 square feet for retail space. ND Architecture & Design is the architect of record.
Hello Living purchased the parking garage site used for Ambassador Fuel, a petroleum products distributor from A&D Realty Company for $11.3 million. Earlier in November, the development firm acquired 4650 Broadway for $55 million, the future location of a 272-unit residential building in Inwood.
Demolition permits have not been filed as of yet. 1049 Washington Avenue is expected to be completed by 2020.
