Full demolition permits have been filed for the six-story brick building at 1651 1st Avenue in Yorkville, Manhattan. The current 62-foot tall structure has been used as walkup housing since 1920, with 16 residential units and two units uses as commercial space on the ground level. It is unclear what plans are in store for the 2,200 square foot lot as no new building permits have been filed. David Rothstein of Extell is listed as the owner of the site.

Located between East 85th Street and East 86th Street, the lot is one block from the 2nd Avenue subway line serviced by the N and Q at the 86th Street station. With the addition of the subway line, the neighborhood has seen an influx of new construction housing including a 21-story residential tower at 151 East 86th Street.

James Patterson of Ancora Engineering PLLC is the applicant of record.

  1. It appears the adjacent properties are partially boarded up. Would imagine owner is assembling large/r site for tall residential.

    The adjacent buildings (as can be seen in the photo) extending to 85th Street are partially or wholly boarded up. The one-story building on 86th St. behind the building in the photo has already been demolished.

  5. I grew up living in Gracie Gardens, on 89th between York and East End Avenues. Part of the charm of the neighborhood was that is was ‘not’ close to the subway!
