Permits have been filed for a 20-story mixed-used tower at 2252 3rd Avenue, in East Harlem, Manhattan. Located between East 122nd Street and East 123rd Street, the interior lot is two city blocks south of the 125th Street subway station on Lexington Avenue, serviced by the 4, 5, and 6 trains. Roy Moussaieff under the 2252 Third Avenue LLC is listed as the owner behind the applications.
The proposed 212-foot tall development will yield 60,681 square feet, with 43,238 square feet designated for residential space and 6,702 square feet for commercial space. It will have 61 residences, most likely rentals based on the average unit scope of 708 square feet. The concrete-based structure will also have a cellar and a 30-foot long rear yard.
Robert Bianchini of ARC Architecture is responsible for the design.
Demolition permits have not been filed. An estimated completion date has not been announced.

Good luck walking into the building. Even in the winter there are about 15 people in front of that store the whole day.
