The Lively recently topped-out at 321 Warren Street in Jersey City’s Powerhouse Arts District. Today, YIMBY has another update on the 18-story mixed-use structure. Due to its quick construction schedule, the development is expected to debut this summer with move-ins around July. It is designed by Fogarty Finger Architecture and developed by LMC. There will be 180 apartments, 1,343 square feet of ground-floor retail, and a 14,200-square-foot black-box theater with dedicated space for local artists.
The groundbreaking ceremony was held last year on June 20, 2018. Construction quickly rose above street level in less than half a year. The entire structure is reinforced concrete and features a large double-height lobby space. The white-colored brick exterior is currently going up on the eastern elevation. The curtain wall will be a mix of brick and large floor-to-ceiling glass panels.
Greg Belew, division president of the New York Tri-State region for LMC commented on 321 Warren Street by saying:
“The topping out symbolizes a milestone in the development process and brings us one step closer to officially joining the resurging downtown district of Jersey City. The new theater on the ground floor will be operated by Nimbus Dance Works. Lackawanna Coffee will open its third location at the project site. The residential units will be made up of studio, 1-, 2-, and 3-bedroom apartments. Each space includes wood-plank style flooring, Caesar stone countertops with backsplashes, custom lighting fixtures, custom closets, and textured tiles throughout the bathrooms. The lofty penthouse units are set to come with double-height ceilings.
Along with views of the Manhattan skyline and the Statue of Liberty, amenities include a 24-hour concierge, a fitness center with a flex fitness studio, a resident lounge, a library, a demonstration kitchen, a dog run, children’s playroom, and a roof deck lounge with a pool, barbecue grills, and fireplace.
