New renderings reveal the glossy, reimagined interiors of 554 Eighth Avenue, known today as 554 On the Eighth. Designed by Fogarty Finger Architecture for The Expansion Group, the renovation is specifically intended to attract tenants from the technology sector. The 21-story pre-war building is located on the southeast corner of Eighth Avenue and West 38th Street and contains approximately 325,000 square feet of commercial area.
New components will include an updated lobby, high-speed elevators, and modernized mechanical, electrical, and plumbing systems. The lobby will include marble cladding, fluted glass fiber, and terrazzo with lighting woven into the ceiling above. Office layouts have been reimagined as open, versatile spaces that aim to engender an inviting work environment.

The building also includes six outdoor terraces with light landscaping and views of the surrounding Midtown skyline.

The renderings reveal a redesign of the building’s façade at the first, second, and third floors, which will contain nearly 29,000 square feet of retail space. The new façade is most likely an attempt to create an engaging, retail-oriented storefront by incorporating large window systems, illuminated signage, and additional entryways.

According to the project team, 554 On the Eighth also offers the opportunity for a full-building lease that includes naming rights for the property. Cushman & Wakefield and Colliers International are the exclusive marketing and sales agents for the property.
