Bijou Properties and Intercontinental Real Estate Corporation have launched leasing at 7 Seventy House, a mixed-use residential building on the western edge of Hoboken, New Jersey. The new property is located at 770 Jackson Street and includes 424 rentals and approximately 25,000 square feet of retail space on the ground floor.

Designed by Marchetto Higgins Stieve Architects, the 14-story building dominates the surrounding public plaza as one of the tallest structures in the immediate area. The massing of the structure incorporates a columned entrance, a glass and brick exterior, and multiple setbacks that support a suite of outdoor amenities and recreation spaces.

7 Seventy House was built in conjunction with a new two-acre resiliency park at the intersection of 7th and Jackson Streets, donated to the city by Bijou Properties and Intercontinental Real Estate Corporation. The initial installation of the park debuted this past summer and includes a children’s playground, a one-acre green space, a 6,835-square-foot community gymnasium, and infrastructure to capture over 450,000 gallons of rainwater. The park’s second phase is expected to open in September and will include an additional one-acre public plaza with stepped seating and a tilted lawn panel, in addition to a large plaza for local vendors and seasonal markets.

“7 Seventy House offered an opportunity to further elevate Hoboken’s burgeoning west side, which has experienced a lifestyle upswing in recent years with a vibrant new mix of retail, dining, parks, and public amenities complementing its cultural core at Monroe Center and access to public transportation,” said Larry Bijou, managing partner of Bijou Properties, the local developer responsible other Hoboken properties including Park + Garden, Garden Street Lofts, and Edge Lofts.

The amenity spaces occupy approximately 90,000 square feet across multiple floors. Indoor amenities include a multi-level gym, a communal game room, indoor bike storage, dog grooming stations, a co-working lounge, and a conference room with access to an outdoor deck. Residents will also have access to on-site parking within the building. Outdoor amenities include a penthouse pool and roof deck with lounge seating, an on-site dog park, manicured gardens, and a bocce ball court, in addition to a secondary open-air terrace with fire pits and BBQ stations.

Available rentals include a mix of studio, one-, two-, and three-bedroom residences, each designed with an open floor plan. Some units also include private outdoor balconies and terraces up to 800 square feet.

The Marketing Directors is the exclusive leasing agent for the residences, which begin at $2,300 per month and are available for immediate occupancy.

    Please consider my plea. I was very sick when trying to schedule a visit to see the rooms. I was corresponding with a wonderful Mr. Alton Brown senior leasing professional. I was concerned about the size, but never refused the apartment. I take jh e full responsibility for any confusion. Please help me and my husband relocate to your new development. We are in our 60’s and are excellent tenants.
