Permits have been filed for an eight-story community facility at 481 East 164th Street in Morrisania, The Bronx. Located on the corner of Washington Avenue and East 164th Street, the lot is six blocks east of the Melrose Metro-North train station. Alphonse Lembo under the New Roads Plaza Owner LLC is listed as the owner behind the applications. Permits were filed back in 2015 for a similar proposal with health services provided by Urban Pathways.
The proposed 78-foot-tall development will yield 72,228 square feet, with 64,634 square feet designated for community facility space. The building will have 95 residences, most likely rentals based on the average unit scope of 680 square feet. The steel-based structure will also have a cellar and a 34-foot-long rear yard. It is unclear if the new proposal will have a roof deck, smaller terraces on the upper floors, a recreation room, exercise area, outdoor courtyard, and children’s play area that were part of previous plans.
David Danois of Danois Architects is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
