Blue Bottle Coffee Leases Major F&B Component At 1345 Avenue Of The Americas

Fisher Brothers this week announced an agreement with the Blue Bottle Coffee café chain to lease ground-floor space in 1345 Avenue of the Americas in Midtown. Under the 15-year lease, Blue Bottle will encompass 953 square feet of retail space at the base of the tower beginning in Q4 2019.

Located between West 54th and 55th Streets, 1345 Avenue of the Americas is a 50-story, two-million-square-foot tower designed by Emery Roth & Sons. As revealed by YIMBY early last year, Fisher Brothers kicked off a $65 million improvement plan for the building, part of a $165 million asset renewal program by the company that spans all 5.5 million square feet of its Midtown office portfolio.

This phase of the renewal program includes an extensive transformation of the outdoor plazas that wrap 1345 Avenue of the Americas. In addition to the plaza redesign, which was conceived in collaboration with architects Skidmore, Owings & Merrill, Fisher Brothers has expanded the building entrance to create a brighter, more inviting entrance for visitors and tenants. The development team is also in the process of constructing an amenity center designed with the Rockwell Group. The new facilities will include a fitness center, a conference and event center, common lounge areas, a game room, and a café.
