Located between Knickerbocker Avenue and Irving Avenue, the lot is near the Dekalb Avenue subway station, serviced by the L train and the Knickerbocker Avenue/Myrtle Avenue station, serviced by the M train. Cody But under the AC88 LLC is listed as the owner behind the applications.

The proposed 54-foot-tall development will yield 6,272 square feet, with 4,988 square feet designated for residential space.
