Tishman Speyer Confirms 530,000-Square-Foot Lease at The Spiral in Hudson Yards

Developer Tishman Speyer and Debevoise & Plimpton LLP have finalized negotiations for a massive 530,000-square-foot office at 66 Hudson Boulevard, aka The Spiral. The global law firm expects to relocate its headquarters from 919 Third Avenue in the second half of 2022. With this latest transaction, Tishman Speyer has now successfully pre-leased 54 percent of the building.

“As we close in on the 90th anniversary of our firm’s founding in New York, we are excited about the opportunities for growth and innovation that our new home at The Spiral will provide,” said Michael W. Blair, the firm’s presiding partner. “The far west side of Manhattan is quickly becoming a vibrant new center for global business, and we look forward to serving our clients from a truly modern, efficient, and eco-friendly space.”

Designed by Danish starchitect Bjarke Ingels, the building is named for the cascading series of private terraces and hanging gardens that encircle the structure’s façade. When complete, the supertall will stand 1,031 feet above Manhattan’s burgeoning Hudson Yards District encompassing an entire city block from West 34th to West 35th Streets between Tenth Avenue and Bella Abzug Park.

Additional components within the 65-story skyscraper include 27,000 square feet of retail space. Construction is currently ongoing with completion anticipated by 2022.

    The demand for huge floor plates probably makes this Ingels’ least successful design. With a 54% leased rate, you have to wonder if most of these new glass boxes will be only half occupied.

    Hey Rob, it’s still a fat, glass box with a gimmicky outdoor terrace.

  3. It looks super cool. I am glad it will be a super tall. Taller would be nice but at least it made the super tall cut.

  4. Beautiful building. A bit taller for a more prominent position in the skyline would have been nice, but lovely nonetheless.

  5. Can’t the city or state do something to encourage the completion of 2 WTC? Everything seems to be going into Hudson Yards
