The Landmarks Preservation Commission is now considering proposals to renovate the façade of a 19th century townhouse in the Central Park West Historic District of the Upper West Side. The property is located at 55 West 86th Street between Central Park West and Columbus Avenue, and was originally constructed in 1889.

Since that time, the building has been renovated for retail and commercial use spanning the first and second floors. In its current condition, the ground level supports a medical practice operated by the current owner of the building. The residential component comprises five individual apartments. The mix of units includes two floor-though one-bedrooms and three studio apartments. Four of the units are zoned as market-rate apartments, while the fifth is rent-controlled.

Renderings included with the project list Opera Studio Architecture as the participating design partner. The scope of work, as outlined in the proposals, includes window replacements at the third through fifth levels, a large industrial-style arched window immediately above the ground floor, updated metal pin signage, new limestone panels, and new entry doors for both the residential and commercial component.

In its current condition, the property comprises approximately 9,240 square feet and was most recently listed by local realty firm John J. Stewart & Associates for $8.45 million. According to marketing documents from Marcus & Millichap, an affiliated entity, the entire property will be delivered vacant excluding one residential unit. The documents also claim that the property comes with an additional 10,900 square feet of remaining development rights.

Since September 22, the date of the public hearing, the commission has not issued a certificate of appropriateness.

  3. Yes, some proof-reading here wouldn’t hurt..obviously this building, between CPW and Columbus Ave is on the WEST SIDE, but your photo captions all refer to 55 EAST, Come on..

  4. Proposed redo looks like a 1960s vulgar mistake. Do not approve..

    The article states 55 WEST 86 street, that means the west side, even with my limited vision I could read it….
