Permits have been filed for a four-story mixed-use building at 2945 Tenbroeck Avenue in Laconia, The Bronx. Located between Arnow Avenue and Adee Avenue, the interior lot is closest to Gun Hill Road subway station, serviced by the 5 train. Juan Taveras is listed as the owner behind the applications.
The proposed 35-foot-tall development will yield 6,354 square feet, with 5,022 square feet designated for residential space and 1,674 square feet for community facility space. The building will have six residences, most likely rentals based on the average unit scope of 837 square feet. The masonry-based structure will also have a 30-foot-long rear yard but no accessory parking.
Mostafa Elmasry of Flaquer Engineering Group is listed as the architect of record.
Demolition permits were filed in June of this year. An estimated completion date has not been announced.
